PROJECT DESIGN MASTERS is a provider of comprehensive project planning and architectural services. We specialize in creating detailed Construction Documents, commonly known as blueprints or building plans, to help our clients bring their construction projects to life. Our process begins with the Programming Phase, where we work closely with you to understand your architectural style preferences, space requirements, budget constraints, and other key project details. Once the initial Floor Plan is approved, we complete the full set of Construction Documents, enabling you to secure contractor estimates and the necessary building permits. THE PROJECT PROGRAMING PHASE
- This is the information that drives the rest of the project and contains the perimeters that guides your project design phase.
- This phase might be described as doing project feasibility due diligence and has many variables to consider. At the top of the list would be a target budget figure so that the project can be adequately funded.
- A program is generally a written document that describes the desired outcomes of the built project. The following building site considerations should include:

- Utility Services Availability
- Other Site & Building Issues
THE ARCHITECTURAL DESIGN PHASE
- This Design Phase is where the building and site begin to take on their physical form. This make take some amount of design time because the designer and client have to agree that the layout (Floor Plan) is what is envisioned and must be approved by the client before the other drawing sheets are started.
- The Design Phase incorporates what is commonly called Design Development (DD) which simply means that different layouts are proposed until the design objectives are met to the client's satisfaction and approval.
THE CONSTRUCTION DOCUMENTS (CD's)
- The final phase before the project is built is the production of the Construction Documents which is further defined as the working drawing set which are used to submit for and secure the building permit. This building permit set also has a multitude of other purposes including securing project bids and providing drawings to trade subcontractors, consulting engineers, surveyors, material suppliers, etc.

THE WORKING DRAWINGS
- The extreme importance of complete, accurate, and well-designed CD's can't be understated. This is the "digital twin" to the structure to be built. These drawings define the livability of the home and its monetary value in the future. All homes should be built in accordance with Universal Design (handicap accessibility) principles so that the owners can remain in their homes for the entirety of their lives.
The Plan Set Drawings
- TITLE SHEET - Project Data; Project Team, Index of Drawings; Site Plan (reduced scale); Vicinity Map, and Project Notes
- SITE PLAN - Civil Drawing with topography (contours); Land Features (outcroppings etc.); Building Envelope; Building Outline; Roadways; Utilities; Keyed Notes; and Construction Notes. May include a Grading & Drainage (G&D) Plan
- FOUNDATION PLAN - Sections, Enlarged Details; Embeds; Electrical, Plumbing & Piping Locations; Floor Framing Layout; Retaining Walls & Details; Abbreviations; Specifications, and Construction Notes
- FLOOR PLAN or FLOOR PLANS - Dimensioned & Labeled Framing Plan; Door & Window Schedule; Abbreviations; and General Notes
- SECTIONS & DETAILS - Multiple Sheets; Full, Lateral, & Partial Building Sections; Enlarged Sections & Details; Room Finish Schedule; Window & Door Elevations; Interior Millwork Elevations; Structural & Misc. Details; and Keyed, General, and Installation Notes
- ELEVATIONS - Exterior Building Elevations, Finish Plate Datum's; Finish Grades; Door & Window Labels, and General Notes
- ROOF FRAMING PLAN - Manufactured Truss or Rafter Layout; Profiles & Engineering Report; Roof Drainage Plan; and Installation Notes
- ELECTRICAL PLAN - Entrance Panel, Meter Base, Disconnect; Service Panel; Electrical & Lighting Layout; Reflected Ceiling Plan; and Installation Notes

DESIGN FEE SCHEDULE
RESIDENTIAL PROJECTS
- $6.50 per Sq. Ft. of the Air-conditioned area - this excludes the attached garage and all covered areas.
- All the CD drawings listed above are provided in a PDF format at high resolution for plotting (large format printing).
- Engineering by consulting engineering firms is NOT included but is provided at our cost. These professional engineering services may be required by the Building Department, the Contractor, the Homeowner's Association, among others.
- A 30% retainer is required.
- Two Plan Sets are provided to the Client - Plan Sets are bound 24" x 36" drawing sheets
- Two photo-realistic Exterior Rendering and three Interior Renderings are provided.
- Revised Drawings are provided at no charge within reason. AutoCAD and Autodesk's Revit, which is a Building Information Modeling (BIM) 3D CAD software, is used in the production of these working drawings for timely revisions.
COMMERCIAL PROJECTS
- 6-8% of the construction costs is the general rule however there are many variables.
- All drawings in commercial projects must be sealed by a state-licensed architect and consulting engineers which may add significantly to the total project costs.
